PEMB Fire Review

Overview:
Bastion Group was engaged to perform a forensic structural inspection of a pre-engineered metal building (PEMB) that sustained damage due to a fire in early 2024. The structure, previously used as a restaurant, required a post-incident evaluation to determine the integrity of its remaining components and provide clear guidance for safe repair or replacement efforts.

Scope of Work:

  • Conducted a full-site inspection of the metal structure, focusing on the kitchen and roof areas affected by the fire.
  • Performed detailed visual and measurement-based assessments of deformation, corrosion, and material integrity.
  • Compared field measurements to tolerance standards outlined in industry references such as the AISC 360 and Metal Building Systems Manual.
  • Developed a prioritized matrix categorizing all structural elements for replacement, repair, or maintenance.

Findings & Recommendations:

  • Primary structural members retained their integrity, showing no signs of critical thermal deformation. These components were deemed serviceable after cleaning and refinishing.
  • Several roof panels, Zee purlins, and bracing systems were significantly damaged and recommended for in-kind replacement.
  • Minor corrosion and coating damage were identified throughout and will require surface prep and re-coating in accordance with PEMB manufacturer guidelines.
  • The structure’s exterior brick veneer showed localized cracking, which was noted for monitoring rather than immediate structural concern .

Outcome:
Bastion Group’s evaluation ensured that all remaining elements of the building are safe for ongoing remediation and restoration. The project underscores our commitment to public safety, structural reliability, and the effective rehabilitation of commercial properties following fire events.
